UDCPR has forced real estate developers to build vertical structures in order to consume full FSI
But what about the duration to complete the project. Also are we prepared to arrive at the appropriate cost of construction.
Have we accepted the technology in the same breath.
Construction methods, Parking systems, Energy saving Green Building norms.. etc.
In #1931 the Empire State Building 102 Floors, took just over 400 days. Say about 4 days per floor.
Today Fire rating and many other specifications are much more stringent than 50 years ago. Many buildings now are reinforced concrete for better fire protection.
However, though expensive, using different types of Aluminum formwork systems, we can achieve 5 days per floor for concrete high-rise buildings but then you need to include time for the envelope /windows and fit-out which needs time.
I have personally achieved, 6–7-day cycles on 35 storey towers in Mumbai and 300 G+1 Villas in 250 days in Jumeirah Park, Dubai in 2008-09.
Not too difficult if you have the correct formwork system, though it's different when formwork moves vertically up or horizontally sideways.
There is now a lot more to put in than 50 years ago as building management systems etc. are much more complex.
